0-1 – Incompetent
2-3 – New to Processing.
Knows the basic rules and possibly how to run DU/LP. Skills are mostly confined to data entry.Lives by the theme “Garbage in Garbage out”
3-4 – Able to think on their feet and make adjustments to help files get automated approvals.
Still has trouble with self employed income, but building a good base of mortgage knowledge.Knows how to run different automated systems but not sure which one best suits the loan. Afraid to talk to customers regarding loan changes, relies on wholesale rep’s for help on almost every deal. Has trouble meeting closing dates. Does not take ownership of the file. Try’s to deflect responsibility (lo’s fault, u/w was slow, computer doesn’t work, and so forth)Does not have systems in place for easy, one time action, on repeated tasks.
5-6 – Is fluent in all automated systems and knows the particular benefits of each.
Has a database going of all the Rep’s, u/w’s, staff, and anybody else who may be a facilitator. Has the confidence to challenge u/w’s and push up the chain of command to get a loan approved.Takes ownership of the files.Has their own system in place for every repeated task and a way to track it.Feels confident enough that they could originate the files themselves if they had to and are able to see things from the LO’s perspective.Able and confident enough to discuss the file with anybody necessary.Puts the customer first and builds a relationship with them that is both supportive of the loan officer but independent as well.
7-8 – Has built relationships with most of who we work with in the industry.
Is able to u/w files and clear conditions.Start to finish, full service processing. Their work regiment is very structured with scheduled updates to the LO and Agents/customers, complete with intro letters and thank you cards.They are a master at turning chicken stuff into chicken saladThey handle problems that come up, work things out with the borrowers and close the loansThey present all problems to the LO’s with the solution in hand, or problem already resolved.They work in the best interest of the customer while protecting the LO at the same time.They demand full responsibility and full control over their files and treat them like gold.
9-10 – Career Processor
A master of processing rules, and guidelines.Has the knowledge and ability to process, originate, u/w, clear conditions, and pull closing pkg’s.Knows the nuances of each investor and keeps up with the changes, often restructuring deals to better fit a situation and testing simultaneously on different AU systems.A master people-person.Consistently strives for excellence and self improvement and has gained much respect from the LO’sHas built relationships with most of who we work with in the industry and has the ability to garner favoritism or influence when needed.Used to train other processorsThey take great pride in their work and feel that every u/w sheet is a report card.Offers the LO full service, “don’t look back” processing and actually push their LO’s to bring in more business.
